Labour Creating a 21st Century Failsworth 30/04/08

When you look back it is clear much has been achieved for Failsworth, and when we look forward things look even brighter.

The recent plans for the new shopping precinct and housing development at Failsworth Town Centre look impressive and will create a landmark in the heart of Failsworth which will bring our town well and truly into the 21st century. Hand in hand will be the new £5million community and civic centre.

The Labour Action Team has been committed to improving our environment, believing strongly that it really can make a difference to people to live in a clean, well maintained neighbourhood. Plans announced to regenerate Higher Failsworth Memorial Park, Marlborough Drive Allotments and Moston Brook will go even further to improving our environment for generations to come.

As with most elections the opposition will surface and make wild, and often misleading statements about the work of your Labour Team in Failsworth. They fail to realise that residents rightfully expect their local councillors to get off their backsides and deliver for them - not simply sit on the sidelines and take cheap political swipes.

We have made a commitment this year not to increase council tax AND to make investment in essential services like community safety, street cleaning, countryside services and modern apprenticeships. If we are going to deliver this we need to retain control of the council. Although the other parties do a lot of talking, only Labour has a consistent strong record in delivering for Failsworth. We hope you will support us so that we can continue to fight for a fair deal for Failsworth.

Failsworth Pole Improvements Continue 01/04/08

Work to improve Failsworth Pole Conservation Area continue with work completed on the Town Hall to St. Johns Church section of Oldham Road.

In addition the Failsworth Historical Society have given their seal of approval to signs which will be placed on Oldham Road at the Town Hall and St. Johns welcoming people into the revamped conservation area.

Councillor Barbara Dawson said "we have fought really hard for years for the funding to carry out these improvements, so to see it all come together is wonderful, a huge improvement".

The final stages of the improvements are almost complete with contractors expected off site by the end of May.

Housing Scheme Cautiously Welcomed 01/04/08

Councillors have welcomed news that a private developer has submitted planning application to transform the Phoenix Industrial Estate off Cheetham Street into a new mixed housing, office and retail development.

The plans, which will be decided by Oldham's Planning Committee in the coming months propose to replace the current industrial units with 217 residential units with retail and commercial space on the Oldham Road frontage.

In an official response to the planning department Councillor Jim McMahon said "Phoenix Industrial Estate is surrounded by residential properties and abuts Higher Failsworth Primary School. Although the estate does provide affordable small industrial accommodation it can not be said that those uses make a good neighbour in a predominantly residential area.

Parking at the estate is not sufficient and vehicles overspill on to the residential streets to such an extent that residents only parking is being introduced. In addition one of the units repairs car bodies and the fumes can be overpowering in the adjoining nursery playground.

There are vacant small industrial units available in the immediate area such as Failsworth Industrial Estate and Mersey Road North Industrial Estate which are better positioned for this kind of use".

In addition Councillor McMahon also recommended a series of conditions such as;

Removing the proposal to continue Minor Street onto Cheetham Street to avoid creating a rat run for driver avoiding Oldham Road.
Including street trees to green the area.
Reducing the number of 1 bed units.
Providing more eco friendly energy reduction measures.
Ensuring any Section 106 money is ring fenced to Higher Memorial Park so it can not be taken out of the area.
Assisting existing industrial users to relocate within the borough.

Security Improvements Deter Yobs 01/04/08

Residents on Ravenoak Drive have welcomed a series of improvements to deter yobs from the estate.

Following intervention from local councillors funding was secured to pay for motorcycle barriers, new higher fencing to secure the car parking areas, and free security lights for properties.

Councillor Barbara Dawson said "with some crime and anti-social behaviour minor improvements can be made to the layout of an area to put of yobs. These measures are simple yet will be really effective in reducing crime. One easy example to prevent burglaries was to use wire to secure the timber fencing slats and prevent them from being pulled off to gain access".

In addition Failsworth councillors have pushed for the next phase of alley gating to be prioritised so that even more properties can benefit from security measures being provided by the councillors.
